'Green building' gets first tenant

The Iskalo Development Corp. says it has completed construction of its environmentally

certified office building in Amherst, with the law firm HoganWillig moving in as the anchor

tenant.

HoganWillig, which relocated from quarters across the street, took occupancy of the entire

third floor of the 80,000 square-foot building at 2410 N. Forest Road, leaving about 50,000

square feet available for lease.

The full-service law firm, which has offices in Erie and Niagara counties, calls itself the

largest suburban general practice firm in the Buffalo area. Its 39 attorneys include a

physician, and it also has two registered nurses and a support staff to serve clients.

It chose Iskalo's new building to consolidate operations from multiple sites and bring more

than 100 employees under one roof, while providing room to expand and demonstrating a

commitment to sustainability, the firm and developer said in a joint news release.

"Though one doesn't necessarily associate a law firm with environmental leadership, it

is a principle we embrace atHoganWillig wholeheartedly and was an important factor in our choosing of 2410 N. Forest for our new home," said Corey Hogan, firm founder.

Located at John James Audubon Parkway, at the entrance to University at Buffalo's North

Campus, the three-story building is the first multiple-tenant Class A office building in

Western New York to be registered under the Leadership in Energy and Environmental Design

standards.

The building features floor-to-ceiling glass to maximize "daylighting," automated light

sensors to reduce energy use and an underfloor air-distribution system to provide the highest

quality indoor air available, Iskalo said.

Iskalo cited a study by University of San Diego and commercial real estate broker CB

Richard Ellis that found "green buildings" increase productivity by as much as 16 percent and

decrease turnover and absenteeism. Those benefits yield financial savings that outweigh other costs, the firm said.

"We're excited to see the completion of 2410 N. Forest and to welcome our first tenant to

the building," said Paul B. Iskalo, Iskalo president. "2410 N. Forest will be of interest to

those progressive businesses that understand that the quality of their corporate facilities

play a critical role in maximizing the productivity of their employees."
