NIAGARA FALLS – Plans for a $4 million Sleep Inn on Niagara Falls Boulevard got the go-ahead from the city Planning Board on Wednesday night.
The three-story, 50-room hotel is planned for 7806 Niagara Falls Blvd., at the site of the existing America’s Best Inn & Suites, between the former Captain’s Cove restaurant and Monro Muffler.
Part of the America’s Best Inn will remain open during construction of the hotel, said Ashish Shah, general manager of the existing motel and whose family operates it under D.S.A.V. LLC. The family also owns the Sands Motel, 9393 Niagara Falls Blvd.
The existing motel has 25 rooms, and about half will be demolished to allow for construction of the hotel, said Jonathan E. Bennett, project architect.
The rest of the motel, which Shah said his family has owned since 2006, will be demolished when the hotel is completed.
The board approved a site plan for the project by a 6-0 vote.
Shah, who said he is currently working to obtain financing, said he hopes construction will begin by the end of next summer.
In other matters, the Planning Board:
• Approved plans from CB-Emmanuel Realty for the Niagara City Lofts project, which would turn the former South Junior High School, 561 Portage Road, into 64 apartments and 23,000 square feet of commercial space.
• Approved plans from Housing Visions, a Syracuse nonprofit, to construct 41 housing units at eight properties on Walnut Avenue as well as Fifth, Sixth and Seventh streets.
