A highly visible fenced-in lot near Kenmore’s southern gateway that has sat vacant since 2009 will be spruced up under plans approved Tuesday night by the village Planning Board.
The northern parcel of the former Kane Doyle Jeep dealership on Delaware Avenue will become a landscaped parking lot while the landowner seeks offers to develop the property, according to plans by Iskalo Development Corp.
“I like to think that everything here is going to be temporary,” David Chiazza, Iskalo’s executive vice president, told the board. “We don’t want to turn it into a parking lot long-term. It’s not what we bought the property for. We’ll make no money. It’s a free parking lot. But we thought we should do something better there.”
Plans call for five landscaped beds of at least 120 perennials and annuals along Delaware Avenue and the replacement of asphalt between the curb and sidewalk along Tremaine Avenue with grass. The existing chain-link fence will be removed. The posts will be shortened and painted black with a decorative string chain hung between them.
The footprint of the former dealership razed in 2009 will be paved over in work scheduled to begin Sept. 15. Next year, the lot will be sealed and striped for 35 to 40 parking spaces.
“We’ll keep it as open parking for a while to service all the businesses in the neighborhood, including our own,” Chiazza said.
Iskalo acquired the property in 2009 and built a retail center on the parcel south of Tremaine at 2780 Delaware that now houses Benson’s Surgical Supply. But the northern parcel at 2800 Delaware has proved more difficult to develop, Chiazza said.
“We were hopeful that the site would be developed by now but that hasn’t happened,” he said.
Chiazza said Iskalo was already planning to improve the site’s aesthetics but also noted he received calls from village officials concerned about the site, including Mayor Patrick Mang and Trustee Katie Burd, who said the improvements will help morale in the neighborhood.
“It’s going to be a tremendous help to the look of Delaware Avenue and possibly could entice somebody to actually develop on it,” Burd said.
In other business Tuesday, the Planning Board approved plans by Duane Paddock of Paddock Chevrolet to build an express oil change and tire rotation shop across from his dealership on Delaware Avenue.
The existing building at 3255 Delaware, a former insurance agency, will be torn down to make way for the garage, which will have three vehicle bays.
