LITTLE VALLEY – Many changes have taken place in the decade since the hotel across State Route 417 from St. Bonaventure University was flattened. Now, with a new developer on the project and a change in the site plan, it looks like the Bonaventure Square project is about to start taking shape.

The Cattaraugus County Planning Board gave its approval to the newest changes in the plans to transform a now-vacant lot into a retail, residential and recreational area. For decades, the site was the location of the popular Castle Restaurant.

The number of buildings in the first phase of the project has been reduced from four in September of 2012 to three in the current plan – a hotel, a multi-use building and a stand-alone retail space.

One of the biggest differences is in the multi-use building, according to Paul Bishop, county senior planner.

“Instead of building apartments in the Phase II area, for students at St. Bonaventure, the new plan calls for a multi-use building with sports areas, retail and office space on the first two floors and room for apartments that could accommodate 165 people on the third and fourth floors,” he said.

In the project, estimated at $65 million for the first phase, the hotel will have 100 rooms, and the multi-use building would have bowling lanes.

Kinley Construction of Allegany took over the developer role of the property in September. The company says the first phase could be completed as soon as fall of 2014.

“Now that someone local is doing the development, I think we will see progress quickly on this project,” Bishop said.

The new plans were approved unanimously by the Planning Board.
