Planned Use: Reposition, releasing, or resale. Property is the single-story Ellicott Creek Plaza neighborhood shoppping center, with 28,952 square feet of leasable commercial or retail space on 2.62 acres south of North French Road. Built in 1988. Has four existing tenants with long-term leases – a salon and day spa, an ice cream store, a dental office and an Edward Jones brokerage office – and several vacant areas, according to brochure from CBRE brokers Michael Clark and Robert Starzynski.
2) Location: 4271 Lake Ave., Hamburg
Price: $1 million

Planned Use: Reposition and release property through “extensive capital improvement program,” Reger said, citing “strong interest from a few retail tenants we’ve shown it to.” Property is the single-story, 109,619-square-foot Lake Avenue Plaza retail strip center, built in 1979 on more than 18.4 acres between South Park Avenue and the Thruway. Anchored by Grossman’s Bargain Outlet, Rite Aid Pharmacy and Family Dollar, with significant other vacancies, according to brochure from CBRE broker Robert Roller. Fairview stopped operating in New York as of July 27, 2011, so this property was its last asset in the state.
3) Location: 804 Wehrle Drive, Amherst

Planned Use: New 9,100-square-foot Dollar General store, with parking for 31 vehicles and two privacy fences. Property has housed an 8,104-square-foot retail building, constructed in 1947 on 0.74 acres at Wehrle Drive and Union Road. Formerly Italian Village Restaurant.
4) Location: 3734 Delaware Ave.
Buyer: 3734 Delaware Ave LLC of Amherst
Seller: Lawrence R. Birzon of East Amherst
Planned Use: Uncertain. Property is a medical office building. Birzon is a chiropractor and owner of Sheridan Orthopedic Therapy.
5) Location: 1243 Military Road, Tonawanda
Buyer: Roger Pasquarella of Hamburg and John Kanutsu, through 2055 NF Blvd Inc. of Buffalo
Seller: John Kanutsu, through Jim’s Electric & General Contracting Inc. of Buffalo
Planned Use: Uncertain. Buyers each have a half-interest in the property. Founded in 1968 by James Kanutsu, Jim’s Electric is a commercial and residential electrical contractor and a general contractor for commercial renovations and new construction.
6) Location: 86 and 116 Clarence Ave., Buffalo
Buyer: Christopher Romanowski of Buffalo
Seller: Andrew Pellitieri/Pellitieri family, through Pellitieri Realty LLC of Buffalo
Planned Use: Uncertain. Property is an industrial manufacturing facility on the East Side of Buffalo. Pellitieri is president of Buffalo Engine Components, a famiy-owned provider of new and used auto parts for the remanufacturing industry.

Planned Use: Uncertain. Property is a 1,500-square-foot red-and-gray retail auto service facility, with two service bays. At one time, it was a Grease Monkeys and later Avis Lube location. The Kanes, of the Kane-Doyle dealership family, are also the parents of Chicago Blackhawks hockey star Patrick Kane Jr.
