Some recent notable real estate deals in the Buffalo Niagara region:
1) Location: 2400-2418 Military Road, Town of Niagara
Price: $1.7 million
Buyer: Bill and Jonathan Payne of Niagara, through Payne Plaza LLC
Seller: Lisa M. Keating as executrix of estate of Dominick C. Massaro, through Military Square Plaza Inc. of Niagara
Planned Use: Continued operation of Military Square Plaza, which is being renamed Payne Plaza. Property is a 32,808-square-foot retail strip plaza located on four acres on Military Road between Porter Road and Niagara Falls Boulevard, a half-mile from the Factory Outlets at Niagara. Built in 1969. Formerly housed Rosa’s Home Furnishing Store and Advance Auto Parts. Buyers’ business, Payne Carpet Outlet, now occupies half of the former Rosa’s space.
2) Location: Vacant land on Baseline and Whitehaven roads, Grand Island
Price: $1.2 million (two transactions of $1.08 million and $120,000)
Buyer: Associated Grand Island LLC of New York City
Seller: Ilana Goldblatt, through Gil Development LLC of Buffalo
Planned Use: Uncertain because buyer has not decided. Purchase consists of two separate parcels of vacant land. The larger one, known as Southpointe, contains 283 acres in a giant L-shaped plot between Baseline Road, Love Road, Beaver Island Parkway, the Niagara Thurway and Staley Road, adjacent to the Grandyle Village subdivision. The second one consists of four acres at the corner of Whitehaven and East River roads, across from the Holiday Inn Grand Island. The buyers are an unidentified international, multi-continental family group specializing in real estate development, said attorney Christ Gaetanos of Amigone Sanchez & Mattrey, who represents them.
3) Location: 82 Meadow Road, Buffalo
Price: $1.175 million
Buyer: Barry O. Heneghan
Seller: Louise Grobe Snyder Revocable Trust
Planned Use: Residence. Heneghan is managing director of business development and product strategy for Boston-based student lending giant First Marblehead Corp. and lives in Buffalo, where he founded and ran Think Financial, a student loan marketing and consolidation company that ceased operations in August 2008. He had previously worked at First Marblehead for 10 years and then returned.
4) Location: 90 Pineview Drive, Amherst
Price: $400,000
Buyer: Michael Emmert, through Pineview Tool & Die Inc. of Amherst
Seller: Ronald E. Janson of Williamsville, through 90 Pineview Inc.
Planned Use: Property is currently home to Enhanced Tool Inc., a precision machining company that was founded by Emmert and David Healy in 1989. Located near the intersection of North French and Sweet Home roads.
5) Location: 534 Elmwood Ave., Buffalo
Price: $350,000
Buyer: Joseph Lyons of Tonawanda, through 534 Elmwood LLC

Planned Use: Second area location of Joe’s Deli, owned by Lyons and already operating at the corner of Hertel and Colvin avenues in North Buffalo, according to Alan Hastings of Hastings Cohn Real Estate, whose broker, Corey Haqq, handled the deal. Property is a three-story, 5,882-square-foot retail and investment building, formerly home to Off the Wall restaurant, with four leased apartments.
6) Location: 6519 East Quaker St., Orchard Park
Price: $300,000
Buyer: Keith C. Bernard of Orchard Park, through MCW Properties LLC
Seller: John W. Coleman and Tara Nickel, through The Orchard Park Coleman Group Inc.
Planned Use: Uncertain. Property is 3,000-square-foot office building on 0.5 acres in the center of the Village of Orchard Park. Originally constructed around 1925 by well-known local builder John Bachman for Bank of Orchard Park.
7) Location: 3107-3109 Delaware Ave., Kenmore
