1) Location: 4400 Maple Road, Amherst

Price: $2,717,201

Buyer: G6 Hospitality Property LLC

Seller: Bank of America Merrill Lynch/ML Leasing Equipment Corp., through Glasjar Property LLC and GJ Remainder LLC

Planned Use: Continued operation of Motel 6, under new ownership and management. Merrill Lynch had owned and leased back the hotel chain's properties across the country under a 1997 agreement with Motel 6. After French hotel giant Accor SA sold the Motel 6 and Studio 6 brands to Blackstone Group's Blackstone Real Estate Partners VII in May, the brands are now being managed and operated by G6 Hospitality, a Dallas, Texas.-based firm that is headed by the former CEO of Motel 6 and Studio 6 under Accor.

2) Location: 425 Michigan Ave., Buffalo

Price: $1,772,840

Buyer: McGuire Development Co., through MCG Real Estate Holdings LLC

Seller: Sheehan Memorial Hospital

Planned Use: Former Sheehan Memorial Hospital, which went bankrupt and closed earlier this year, and was sold at bankruptcy auction late last month to McGuire.


3) Location: 2260 Bullis Road, Elma

Price: $1.15 million

Buyer: Bryan A. Young of West Seneca

Seller: Jewish Community Center of Greater Buffalo Inc.

Planned Use: Uncertain. Former site of JCC's 78-acre Centerland summer day camp. JCC previously sold its 750-acre Lakeland overnight camp, for $1.3 million, and now its day camp in an effort to consolidate operations and reduce expenses as part of turnaround effort for entire organization. Will now be moving Centerland to 19-acre property adjacent to its Benderson JCC location on North Forest Road in Getzville, next to the Weinberg Campus nursing and senior living community. Young is a West Seneca real estate developer who builds apartment, senior living and other residential communities.

4) Location: 17 Pearce Ave., Tonawanda

Price: $775,000

Buyer: Oriskany Research LP of Amherst

Seller: Lynn P. Ramsey of Snyder, through Tri-Gen Associates Inc.

Planned Use: Uncertain. Property is a 24,180-square-foot industrial manufacturing facility, built in 1971 on 1.93 acres in the Pearce Avenue Industrial Park. Renovated in 2007. Buyer is registered to an address on Lawrence Bell Drive, in the Inducon industrial park.

5) Location: Unidentified property in Buffalo

Price: $347,000

Buyer: Thomas Siskar, through TCS Development LLC of Clarence Center

Seller: Philip A. Palmiero Jr.

Planned Use: Uncertain. TCS is registered to a business address of Thomas Siskar of Clarence Center. Siskar and his wife, Phyllis, founded and own Professional Technical Services, a residential and commercial heating, ventilation and air conditioning contractor on Main Street in Clarence. The Siskars own TDS Properties LLC, which manages apartments.

6) Location: 2901 Cloverbank Road, Hamburg

Price: $225,000

Buyer: Donald B. Crawford/Crawford Broadcasting of Blue Bell, Pa., through Kimtron Inc.

Seller: Western New York Educational Television Inc./Western New York Public Broadcasting Association

Planned Use: Radio broadcasting. Site holds five 75-foot-tall FCC-registered antenna towers, constructed in 1983. Crawford Broadcasting, a religious and conservative programming company that owns 23 AM and FM stations in 10 markets, acquired AM 970, WNED-AM, from the Western New York Public Broadcasting Association for $875,000. It already owns WDCX-FM in Buffalo.

7) Location: 2 Main St., City of Tonawanda

Price: $220,000

Buyer: Two Main Tonawanda LLC of Grand Island

Seller: James J. and Jean L. Weber of Tonawanda

Planned Use: Waterfront property on Tonawanda Creek.

8) Location: 22 S. Lincoln Ave., Orchard Park

Price: $200,000

Buyer: Anthony R. Kritkausky Dentist PLLC

Seller: Dr. Carl M. and Jean D. Miller

Planned Use: Continued dental practice for Dr. Kritkausky, at former site of Dr. Carl Miller's dental practice.

9) Location: 6571 Main St., Amherst

Price: $161,000

Buyer: Sikh Cultural & Educational Society of Western New York Inc.

Seller: Thomas N. Alderson

Planned Use: Uncertain, but likely new location for Sikh organization, now based on Ranch Trail in Amherst. Property is an office building, across from St. John Lutheran Church and the Williamsville Professional Park, and just west of National Fuel Gas Co.'s headquarters. Former home of Alderson & Gersitz Agency, an insurance agency.
