Some recent notable real estate deals in the Buffalo Niagara region:
1) Location: 6055 Armor Duells Road and 101 Sterling Drice, Orchard Park
Price: $32.94 million (two transactions of $19.4 million and $13.5 million)
Buyer: HCP Inc. of Long Beach, Calif., through HCP SH ELP3 Properties LLC
Seller: Emeritus Senior Living of Seattle, Wash., and Blackstone Group of New York, through BRE/SW Orchard Glen LLC and BRE/SW Quakers Landing LLC
Planned Use: Investment and continued operation of Emeritus at Orchard Glen and Quaker's Landing Memory Care Community assisted-living facilities. Properties were previously owned by Stayton SW Assisted Living LLC of Oregon. Emeritus Corp. is the nation's largest assisted-living and memory care operator. HCP is a fully integrated, publicly traded real estate investment trust that mostly invests in healthcare-related real estate in the United States. HCP is part of the S&P 500 Index. Sale is part of a larger $1.7 billion transaction last month in which HCP bought 133 senior housing communities. Emeritus will still operate the facilities under leases from HCP.
2) Location: 2331 Union Road, Cheektowaga
Price: $2.123 million
Buyer: David M. Gordon of Williamsville, through Colvin Oakdale LLC and 2331 GB Properties LLC, with Frank Bork of Attica
Seller: Paul F. Rosa of Rochester, through 2331 Union Road LLC
Planned Use: Investment and continued operation of Gordon Companies and its ChristmasCentral.com online store. Property is the former Rosa's Home Stores retail store and warehouse. Gordon purchased the warehouse outright, where his business has already been operating under a prior lease, while he and Bork jointly purchased the retail store. Founded in 1977, Gordon Companies is a family owned and operated business that buys and sells closeout items in apparel, stationery items, seasonal, food, soft goods, housewares, hardware, fashion accessories. It also specializes in Christmas merchandise and other holiday decorations, with a 100,000-square-foot warehouse in Cheektowaga. Bork, of Attica, owns Upstate Automotive Group.
3) Location: 11661 Strykersville Road and adjacent vacant land on Big Tree Road, Wales
Price: $1.85 million
Buyer: Mark R. Jaworski of East Aurora, through Sycamore Maple Farms LLC of East Aurora
Seller: Michael R. McGee and John S. Cullen of Wales, through Cullenwood Farms LLC
Planned Use: Property is surrounded by the Western New York Land Conservancy's Kenneglen Scenic and Nature Preserve, and was the subject of litigation several years ago between the Conservancy and Cullen.
4) Location: 3620-3624 Sheridan Drive, Amherst
Price: $1.4 million
Buyer: Drs. Elizabeth Allen, Loriann Fraas and Millicent H. Trevett, through Daisy Holdings LLC
Seller: Mostafa Tanbakuchi of Lackawanna, through A&M Global Management Corp.
Planned Use: New location for Suburban Women's Health Care PC, now located at 4041 Delaware Ave. in Tonawanda. Allen, Fraas and Trevett are the principals of the medical practice. Former home of Tanbakuchi's Ridge Dining Furniture, which has since moved to a former GM showroom at 27 Main St. in North Tonawanda. Tanbakuchi owns owned Sofas Etc. and PC Expanders, as well as a former armory in North Tonawanda.
5) Location: 4993 Transit Road, Lancaster
Buyer: McDonalds USA LLC
Seller: Scott A. Croce, through 4993 Group LLC
Planned Use: McDonald's restaurant, with 3,911 square feet on 1.027 acres, and access from Transit Road. Located in front of new Wal-Mart store and adjacent to Evans Bank and Applebee's and Wendy's restaurants.
6) Location: 6627 Transit Road, Lancaster
Buyer: Anandkumar Patel, through VED LLC
Seller: Jayesh Patel, through Mataji's Inc.
Planned Use: Operation of Hospitality Inn, a motel on the property near Exit 49 of the New York State Thruway. Seller owns the nearby Howard Johnson at 6619 Transit Road.
7) Location: 6650 Niagara Falls Blvd., Niagara Falls
Price: $500,000, then $700,000 (two transactions)
Buyer: Benderson Development Co., through NFB 66 St. Associates LLC
Seller: Jagdev S. and Gurdeep K. Rai, via Bharatkumar R. Patel, through Jaibali Inc.
Planned Use: Property, currently home to the Scottish Inn, will be added to what Benderson already owns that surrounds it at the intersection of Niagara Falls Boulevard and Factory Outlet Boulevard, just off the Niagara Thruway. The motel will be demolished next year, and the mostly vacant overall property will be redeveloped as a 35,000-square-foot L.A. Fitness location next year, and three other buildings. L.A. Fitness will open its first area site on Monday at Eastgate Plaza, followed by its North Buffalo location next month.
8) Location: 31 Industrial Drive, Grand Island
Buyer: Charles W. Goss II
Seller: Empire Dismantlement Corp.
Planned Use: Warehouse and distribution facility for Goss' growing business, PoolDeals.com, a supplier of parts and equipment for swimming pools. Property is a 10,450-square-foot, tan metal, two-story industrial distribution warehouse.
10) Location: 12249 Olean Road, Sardinia
Buyer: Steven V. Krastev
Seller: Community Bank, N.A.
Planned Use: Property is former home of Hearth Restaurant, a restaurant and banquet business dating back to 1931 that was foreclosed upon by DeWitt, N.Y.-based Community Bank. Krastev has also owned Granny's Kitchen, Charlie's Diner and Village Kitchen.
11) Location: 3125 Walden Ave., Depew
Buyer: William Elekes of West Seneca, through 3125 Walden LLC
Seller: New York Business Development Corp., through New Turnpike Realty Corp.
Planned Use: Investment. Property is a small retail strip plaza, housing a hair salon, a promotional products distributor, a small business services firm, a security company, and a janitorial and cleaning company. Elekes is a trucker and race-car driver.
