1) Location: 4545 Transit Road, Clarence
Price: $11.9 million
Buyer: L. Robert Lieb and Michael Seeve, through MDC Eastern Hills LLC
Seller: Glenmont MDC Eastern Hills LLC
Planned Use: Continued operation of Eastern Hills Mall, a 1-million-square-foot shopping mall that was acquired and redeveloped by Mountain Development Corp. of Woodland Park, N.J., still its current owner. The property had been owned by a joint venture with Glenmont Capital Management LLC of New York City, but MDC is now the sole owner after buying out the 85 percent interest held by the joint venture. Lieb, a University at Buffalo graduate, is chairman and CEO of MDC, while Seeve is president. MDC is a full-service real estate company with 30 years of experience developing, acquiring, constructing, repositioning, managing, leasing and operating commercial property throughout the Northeast.
2) Location: 3962 Bailey Road, Amherst
Price: $1.525 million
Buyer: Olive Freeman Properties Inc. of Rochester
Seller: LLD Enterprises of Rochester, through LDP Bailey Road LLC
Planned Use: Investment and continued operation of KFC (Kentucky Fried Chicken) restaurant on the site. LLD, formerly Lane, Lane, Dworkin, is a second-generation family-owned commercial real estate developer, property manager and brokerage firm that is also a preferred developer for Treadwell Enterprises, a franchisee of YUM! Brands, which owns KFC. Olive Freeman is a California-based family-owned commercial real estate investment firm, and this is its first New York state property.
3) Location: 6545 Belle Way, Clarence
Price: $1.43 million
Buyer: Daniel and Leah D. Valentine
Seller: Kelly M.C. Foti
Planned Use: Residence. Deal is one of the highest-priced home sales in Western New York.
4) Location: 310 Creekside Drive, Amherst
Price: $1.1 million
Buyer: Stellar Technology Inc. of Amherst, through RHDK Enterprises III LLC
Seller: Larry Borga and others, through JSLB LLC of Amherst
Planned Use: Property is a 45,000-square-foot flex and industrial building on 3.02 acres in the University Centre office park, which features office, flex and warehouse space in seven one-story buildings, located near Sweet Home and North French roads. Formerly housed a Wonder Hostess Bakery Outlet, but parent Hostess Brands went out of business several months ago. Also housed Ansel Printing & Packaging, which had been co-owned by Borga and others. Founded in 1991, buyer is a sensor manufacturer that designs and makes a broad range of pressure transducers, pressure transmitters, load cells, force sensors, torque sensors, temperature transducers and displacement sensors. Besides its main office, it has a sales and training center in Ohio and regional offices in Ohio, Texas and Utah.
5) Location: 957 Dick Road, Cheektowaga
Buyer: Polishvet LLC
Seller: Dr. Michael D. Keem
Planned Use: Continued operation of Cheektowaga Veterinary Hospital PC. Keem was a veterinarian and president of the practice. The practice is now owned by Dr. Susan Wylegala.
6) Location: Vacant residential land on Mill, Sweet and Center in Aurora
Buyer: David Stapleton/David Homes of Hamburg, through Vanderbilt Properties
Seller: Joseph Scharf of New York City, through Morningstar Communities LLC
Planned Use: Likely new homes, on 75 acres.
7) Location: 6337 Transit Road, Lancaster
Buyer: Buffalo Vascular Center LLC, through 6335 Transit Road LLC
Seller: 6337 Transit Rd LLC
Planned Use: Buyer plans to build a one-story, 6,810-square-foot medical facility on the property that combines this parcel with 6335 Transit, owned by Dino J. and Nicole Fudoli. Construction is expected to begin by early summer, with an opening planned for the fall. Property currently is a single-story, freestanding, 5,900-square-foot house-turned-office or commercial property, now used as a daycare center called The Learning Curve. Built in 1980, it sits on 0.94 acres at Rehm Road, adjacent to a Tim Horton’s restaurant and on the edge of the Tops Markets Plaza. Fudoli is Lancaster town supervisor, and recused himself from the March vote when the Town Board approved the site plan for the new building.
8) Location: 3470 Walden Ave., Depew
Buyer: Joseph J. Hereth of Lancaster, through 3470 Walden Avenue Properties LLC

Planned Use: Investment. Property is a single-story, 6,700-square-foot neighborhood center with a Convenient Food Mart store.
